A long-term and well-located property portfolio

Atrium Ljungberg’s property portfolio consists of high-quality, well-developed properties in Sweden’s largest growth regions, with a clear concentration in the Stockholm area. Approximately 80 per cent of the portfolio’s value is located in Stockholm, in areas where metro and other strong public transport connections are already in place or being developed. This creates good accessibility and stable long-term demand.

Properties with high technical and functional standards

A large part of the portfolio is newly built or has undergone extensive refurbishment and extension, meaning that the properties maintain a high technical and functional standard. At the same time, we continuously work to develop and modernise older buildings in line with changing needs and evolving ways of working, shopping, living and interacting.

A broad mix of uses and places

The portfolio primarily consists of offices and retail, complemented by residential, services and public sector activities. This mix contributes to resilient environments and strengthens the long-term attractiveness of each location.

A diversified tenant base with stable income streams

The value of the property portfolio is also built on a broad and diversified tenant base. Atrium Ljungberg has many tenants across different industries and types of operations, resulting in low dependence on individual tenants and well-diversified income streams.

Rental income is derived from a mix of offices, retail and complementary uses such as culture, education, and healthcare. In our retail environments, a high proportion of non-cyclical tenants within grocery retail contributes to stability while also driving footfall and attractiveness.

The average remaining lease term is approximately five years, with a balanced maturity profile that supports stable long-term cash flows.

Project development building on established values

A key part of Atrium Ljungberg’s value creation is its extensive project development, with approximately SEK 40 billion planned to be invested over time in land already owned or in land allocations obtained. Projects are often carried out in direct connection with the existing portfolio, creating natural synergies and enabling the step-by-step development of entire districts. This allows us to build on established locations, existing cash flows and long-term relationships.

Our strategy is based on long-term ownership, active management and continuous development. Together, this creates a property portfolio with stable earnings capacity today and clear potential for value growth over time – both through project profits and new cash flows from completed projects, as well as through increased attractiveness and rental levels in the existing portfolio.
