Focused development in structurally strong locations
Stockholm is growing along corridors with strong public transport, where accessibility drives demand over time. For Atrium Ljungberg, the metro and other infrastructure investments are therefore a key starting point when selecting development areas. As travel times are reduced and connectivity improves, the attractiveness of a location increases for both businesses and residents, creating the conditions for gradually rising rental levels and stronger earnings capacity.
Our development model is based on long-term ownership and active management. By developing in connection with our existing portfolio, we can work step by step, leverage established values and adapt execution to market conditions. This provides control over risk and capital allocation, while enabling us to develop entire districts over time.
The link between property management and value growth
Atrium Ljungberg’s strength lies in the interaction between long-term ownership, active management and structured project development. The development areas enable us to build on established locations and gradually strengthen earnings capacity in both new and existing properties. This creates a clear link between today’s cash flows and future value growth.
Four areas driving the majority of development
Atrium Ljungberg’s project development is concentrated in Sickla, Slussen, Hagastaden and Slakthusområdet. Together, these areas account for approximately 90 per cent of the development volume. In all areas, existing properties are combined with new projects in locations where public transport is already strong or being expanded, providing a clear structural foundation for long-term value creation.
Our development areas
Sickla
We own the majority of the entire area, giving us strong opportunities to take a holistic approach to its development. In 2024, construction began on Stockholm Wood City, which will become the world’s largest wood-based urban development project and a Nordic hub for sustainability, innovation and wellbeing – a key step towards achieving the company’s ambitious sustainability targets. In total, the development project comprises 250,000 sqm, equivalent to 25 blocks, 7,000 workplaces and 2,000 homes, with restaurants and retail bringing life to the streets.

Slakthusområdet
Slakthusområdet is one of Stockholm’s largest urban development projects, where we are the largest property owner. Once fully developed, we will own approximately one third of the entire area. Over its hundred-year history, the area has been characterised by a strong entrepreneurial spirit, something we build on as we develop it for the future. New types of workplaces and homes will emerge here, complemented by a wide range of food, culture and experiences. Together, they will create a unique and creative district in Stockholm that proudly carries forward its culinary heritage.

Slussen
Atrium Ljungberg is the largest property owner in Slussen and plays an active role as the City of Stockholm develops one of the city’s most iconic locations, currently undergoing its most extensive transformation in over 80 years. When completed, the area will be both a key transport hub and a vibrant meeting place with restaurants, waterfront walkways, new public squares and the city’s first park in the area. Traffic will be moved underground, creating more space for people, cyclists and public transport – and shaping an urban environment with people at its centre.

Hagastaden
Atrium Ljungberg is one of the largest property owners in Hagastaden and has been actively involved in the development of the area for more than 30 years. Hagastaden aims to become one of the world’s leading life science clusters, and we have several planned projects in the area.
